Flagler Corporate Center

The Flagler Corporate Center sits on 26-acres in Southwest Miami-Dade County. The six-story, 600,000-square-foot building was constructed in 1974 and until recently Florida Power & Light was its primary tenant. An initial existing conditions assessment, including as-built drawings, was completed before determining the alterations needed to transform the office complex into a premier multi-tenant facility that will cater to 21st century professionals. Vehicular drives were be reconfigured to clearly define the approach for tenants, visitors and service vehicles. The surface parking was reconfigured to accommodate multiple tenants. Sidewalk, paving, landscape and ADA improvements improved the pedestrian experience. A strategic comprehensive signage, wayfinding and lighting package enhanced the inherent character of the building and enabled tenants and visitors to navigate easily and efficiently in and around the facility. The lobby was redesigned to accommodate a reception area and serves as a common living room for all tenants and visitors. An exhibit space is adjacent to the reception area, and new retail, food service and dining areas surround the existing atrium. A carefully phased construction schedule with a condensed timeline minimized the disruption of existing tenants.
