Security First Insurance New Corporate Headquarter Building
Zyscovich designed an iconic new three-story, 105,000 SF, state-of-the-art corporate headquarters building on a 40-acre site at Ormond Crossings Commerce Park, directly adjacent to and visible from 1-95. The site design included space for future additional buildings should the company need to further expand, as well as surface parking for 400 vehicles and a lake water feature.
The mission for the project was to create an innovative, effective and flexible response to the defined program needs while respecting the budget and delivering a project that will adapt to and sustain all workplace alternatives in support of Security First Insurance (SFI) current and future needs. Program areas in the new Class-A commercial office building included a large lobby and atrium, a dining facility, a large training room, a fitness center, restrooms and support space. As a property insurance company located on the Florida coast, the building operations during and immediately following any severe storm event were of major concern, therefore the building was hurricane hardened to Miami-Dade wind and pressure standards, the most stringent in the US. The design also provided for an Emergency Operations Center (EOC) and a 10-day, 100% building systems backup power supply.
The tilt wall structure has being realized under an extremely aggressive schedule, with a rigorous six-month programming, design and documentation schedule. In addition to traditional planning, programming, architecture, and interior design services, Zyscovich provided space needs assessments, test fit studies, branding, and FF&E specifications and purchasing for the project.
